Finance and mortgage specialists will be on hand to offer advice to would-be first time buyers at Leighfield Park, Oakham, a development of housebuilder Larkfleet Homes (www.larkfleethomes.co.uk), during a special event on Saturday 21 September.
Advisors will be available to explain options such as the government-backed ‘Help to Buy’ scheme.
The scheme allows homebuyers to potentially own 100 per cent of their new home with just a 75 per cent mortgage and 5 per cent deposit. Homebuyers using Help to Buy receive an equity loan from the government for the 20 per cent of the property value not covered by their deposit and mortgage. The equity loan is interest-free for five years and can be repaid at any time or on the sale of the home.
There is no ‘cap’ on household income in order to be eligible and there is no restriction on the number of bedrooms a property bought under the scheme may have.
As an alternative, Larkfleet is also offering another government-backed scheme called NewBuy which allows buyers to secure a mortgage with a deposit of as little as five per cent of the purchase price.
The specialists at Leighfield Park on 21 September will be able to advise purchasers on the best option for them and guide them through other schemes as well as offering advice on mortgages.
Karl Hick, Larkfleet’s managing director, said: “The number of finance options available is extensive and all are aimed at helping, in particular, first time buyers to get a foot onto the property ladder. But the choice can be bewildering and it is sensible to get good advice before making a commitment.
“The event at Leighfield Park will offer impartial advice tailored to people’s individual circumstances.”
Leighfield Park is the first phase of Oakham Heights, Larkfleet’s major urban expansion of Oakham, located on land between the Oakham bypass and Barleythorpe Road. The development currently offers traditionally-styled three, four and five-bedroom properties with prices starting from just £184,995 for a three-bedroom home.
The development is aimed at families looking for a stylish, traditional home that allows them to enjoy rural life while still benefiting from good transport links to surrounding towns and cities.
All 143 properties at Leighfield Park will have solar PV (photovoltaic) panels fitted as standard so homebuyers can benefit from reduced energy bills and generate an income from selling their excess energy to the grid under the government’s Feed in Tariff scheme. The PV panels will produce electricity from daylight, generating useable power even on cloudy days.
Larkfleet provides allotment gardens for residents at Leighfield Park to encourage a sustainable lifestyle and community and also has an electric car charging point on site for resident and public use.
And if people want to really get a feel for the quality homes Larkfleet provides in Oakham, Leighfield Park offers homebuyers the opportunity to ‘try out’ a fully furnished Larkfleet property for a weekend – or perhaps even longer.
Larkfleet Homes is a member of the Larkfleet Group (www.larkfleetgroup.co.uk).
